Sceneca Residence Sold 60% of Total Units on Launch Day

MCC Singapore, Ekovest Development (S) Pte. Ltd. and The Place Holdings Limited – the joint developers of Sceneca Residence (景乐苑)  announced the 268-unit residential project saw 60% of the total number of units sold at an average price of $2,072 psf on the first booking day (Saturday, 14 January 2023).

On the take-up rate, Mr Tan Zhiyong (谭志勇), Chief Executive Officer of MCC Singapore, said “We would like to express our sincere appreciation to all the homebuyers who turned up yesterday to purchase a unit at Sceneca Residence. Sceneca Residence is likely the first major private residential launch (excluding executive condominiums) after the implementation of the latest round of cooling measures on September 2022, and we do observe that homebuyers are even more conscientious and deliberate in their buying decisions.”

Of the units sold, 75% are 1- and 2-bedroom units. The project’s largest unit, a 2,756 sq ft 4-bedroom penthouse, was among the units sold. Singaporeans make up about 88.5% of the total homebuyers, with permanent residents and foreigners accounting for the remaining 11.5%.

Sceneca Residence forms part of Sceneca mixed-use development which also includes 20,000 sq ft retail mall Sceneca Square (景乐坊). Located at Tanah Merah Kechil Link, Sceneca will be directly connected to the Tanah Merah MRT Station via a 24/7 sheltered linkway.

Sceneca Residence comprises a 14- and a 15-storey tower of 1- to 4-bedroom units, 4-bedroom penthouses, as well as a total of 48 facilities. The single-storey Sceneca Square will feature a mix of cafes, restaurants and shops including a 10,000 sq ft new-to-market supermarket.

The Sceneca Residence sales gallery and showsuites will continue to be open to the public by appointments on the first two days of Chinese New Year (22 and 23 January 2023). The project is expected to obtain Temporary Occupation Permit in Q2 2026.
